About the area

Planning in Monmouthshire

Monmouthshire lies in the south-east corner of Wales, along the border with England, with Abergavenny, Monmouth, Chepstow, Caldicot and Usk as its main towns. Monmouthshire County Council is the planning authority for most of the county, and Bannau Brycheiniog National Park Authority plans for the hills in the north-west, around Abergavenny. Planning works within Future Wales, Planning Policy Wales and the council's Local Development Plan.

The lower Wye Valley along the eastern edge is an Area of Outstanding Natural Beauty, and the county's market towns have many listed buildings and conservation areas. Phosphate levels in the Wye and Usk river systems affect where new homes can be approved. In the south, Caldicot, Magor and the Severn crossings sit close to Newport and Bristol, bringing housing demand and pressure for employment land. Rural casework, landscape and heritage matter as much as growth. Planners in Monmouthshire enjoy a mix of countryside, historic towns and cross-border issues.
