Planning in Carmarthenshire

Carmarthenshire is a large, mainly rural county in south-west Wales, with Llanelli and Carmarthen as its two main towns and Ammanford, Burry Port, Kidwelly, Llandovery and Newcastle Emlyn among the smaller centres. Carmarthenshire County Council decides most applications, guided by Future Wales, Planning Policy Wales and its own Local Development Plan. The western end of Bannau Brycheiniog National Park, including the Black Mountain, falls within the county and is planned by the National Park Authority.

Llanelli and the coast along the Burry Inlet are the focus for growth and regeneration, including the Pentre Awel health and wellbeing scheme supported by the Swansea Bay City Deal. Inland, farming, rural housing and the Welsh language - spoken by a large share of residents - are central to planning decisions. Phosphate limits in protected rivers such as the Teifi and Tywi affect where new homes can go. Roles here suit planners comfortable with rural casework, regeneration and environmental constraints.
